Who we are

This website is operated by Carolina Home Buyers Group (“we,” “us,” or “our”). You can reach us through the Contact page on this website. Carolina Home Buyers Group is a trade name of 203 Acquisitions LLC.

Information we collect

Information you provide. When you submit our property inquiry form, our text message opt-in form, or when you call, email, or text us, you may provide your name, phone number, email address, a property address, details about the property and your situation, an asking price, your preferred contact method, and, if you choose, your consent to receive text messages.

Information from public records and data providers. To find properties we may be interested in purchasing, we use public records (such as county property, tax, and court records) and licensed data providers. That information may include an owner’s name, mailing address, and phone numbers. We use it only to reach owners about a possible purchase by mail or by phone, as permitted by law. A phone number obtained this way is never treated as consent to receive text messages (see Mobile Messaging below).

Information collected automatically. This website does not use analytics services, advertising pixels, or tracking cookies. When you submit a form, our server records the date and time of the submission, the page it came from, and, for spam protection and consent records, your device’s network address (stored in one-way hashed form with consent records) and browser type. To tell which page produced a request, the website keeps the page you arrived on, the referring site, and any campaign tags in your browser’s session storage; that note contains no personal information and is cleared when you close your browser. Our hosting provider keeps standard connection logs to operate and secure the service.

How we use information

To review a property and respond to your request.
To communicate with you using the contact method you selected.
To send text messages only to people who have given express SMS consent.
To prepare and, if you accept, complete a purchase transaction.
To maintain records required for a real estate transaction.
To document consent, honor requests to stop contact, and protect against spam.

How we share information

We do not sell your personal information. We share it only as needed to serve you and operate our business:

With people and businesses needed to review or complete a transaction, such as a closing attorney, a title company, a partner or affiliated buyer who may purchase the property, or a contractor evaluating repairs.
With service providers that act on our behalf and under our instructions, such as the providers that host this website and our internal records system and the platform that delivers our text messages. They may use your information only to provide those services to us.
When required by law, legal process, or to protect our rights and safety.

Mobile Messaging

This section describes our text messaging (SMS) practices for messages sent by Carolina Home Buyers Group.

Consent first. We send text messages only after you give explicit SMS consent, either by checking the unchecked consent box on our text message opt-in page or by choosing text message as your preferred contact method and checking the consent box on our property inquiry form. Messages are conversational and follow-up messages about your property inquiry or a communication you requested.
Message frequency varies depending on your inquiry and the conversation.
Message and data rates may apply. Check with your mobile carrier for details about your plan.
Opting out and help. You may reply STOP to any message to opt out at any time, and reply HELP for assistance. You can also ask us to stop through the Contact page. We honor opt-out requests promptly and keep a record of them so they are respected.
Consent is not a condition of doing business. You do not have to agree to receive text messages to request a property review, receive an offer, or sell or purchase a property with us.
How we use mobile numbers and consent records. Your mobile number and your SMS-consent record are used only to provide the communications you requested and to document your consent. They are not sold or shared with third parties for their independent marketing purposes. Mobile opt-in data and consent are not shared with any third party except the service providers that deliver our messages on our behalf.
What we record. When you opt in, we keep documented proof of consent: your name, mobile number, the date and time, the page or source of the opt-in, and the exact consent disclosure you accepted. These records are stored in our internal records system and are not published.
Numbers from other sources. Phone numbers obtained from public records, directories, purchased or licensed data, or skip tracing are not treated as SMS consent. We do not send text messages to those numbers unless the owner has separately opted in as described above.

Your choices

Stop contact. You may ask us to stop contacting you at any time by calling, emailing, replying STOP to a text message, or using the Contact page. We honor these requests promptly and keep a do-not-contact record so they stay honored.
Access or correction. You may ask what information we hold about you and request corrections.
Deletion. You may ask us to delete your information, subject to records we are required to keep for a transaction, to document consent and opt-out requests, or by law.

Data security and retention

We take reasonable steps to protect the information you share, including encrypted connections to this website and access controls on our internal records system. No method of transmission or storage is completely secure. We keep information for as long as needed for the purposes above: inquiry information for as long as we are evaluating or communicating about a property, consent and opt-out records for as long as needed to document and honor them, and transaction records for the period required by law.

Children

This website is intended for adults. We do not knowingly collect information from anyone under 18.

Changes to this policy

We may update this policy as our practices change. The effective date at the top will change when we do.
