Is there any obligation if I request a property review?

No. A property review is free, and you are under no obligation to accept an offer or continue the conversation. Many owners simply want to understand their options, and that is a perfectly good reason to reach out.

Will you make an offer on every property?

No, and we think it is important to say that plainly. We make offers on properties that fit our criteria. When a property is not a fit, we tell you directly and, where we can, point you toward other options that may work better.

How do you decide what to offer?

We look at recent sales of similar homes in the area, the condition of the property, the work it would need, and the costs of buying, holding, and reselling. When we present an offer, we walk you through how we arrived at the number so you can evaluate it with clear information.

Do I need to make repairs or clean before you look at the property?

No. We review properties as they are. You do not need to repair, paint, clean, or clear out the house for a walkthrough. Leaving belongings behind is usually fine as well.

How quickly can a sale close?

It depends on the property, the title work, and the closing attorney's schedule. Some sales close in a few weeks; others take longer because of estate matters, liens, or tenant situations. We work around the timeline that fits you, and we do not promise a specific closing date before the details are reviewed.

Are there fees or commissions?

We do not charge a fee for a property review or for making an offer, and there is no real estate commission when you sell directly to us, because we are not acting as your agent. Standard closing costs, such as attorney fees, recording fees, and any outstanding taxes or liens, still apply and are explained in writing before you sign anything.

Who actually buys the property?

Depending on the property and the situation, Carolina Home Buyers Group may purchase the property directly, or we may work with qualified partners who purchase it. In every case, we tell you who the buyer would be before you sign a purchase agreement, and the agreement itself names the buyer.

Are you real estate agents?

No. Carolina Home Buyers Group is a real estate investment company, not a licensed brokerage, and we do not represent sellers as their agent. If you would prefer to list your home with an agent, we will say so when that seems like the better path.

My house is currently listed with an agent. Can I still contact you?

You can, but your listing agreement may control how and with whom you can sell while it is in effect. We recommend reviewing that agreement or asking your agent or an attorney first. We are glad to work through your listing agent if you would like.

What if the property has tenants?

We regularly review occupied properties. Existing leases generally transfer with the property. Any walkthrough is arranged with appropriate notice, and we follow North Carolina law regarding tenant rights in every case.

The property is part of an estate. Can you still help?

Yes, and we work with these situations often. The timing and the authority to sell depend on the estate process, so the estate's attorney or the Clerk of Court will usually need to be involved. We coordinate with them and never rush the process.

I am behind on my mortgage. What should I do?

Contact your loan servicer as early as possible and consider speaking with a HUD-approved housing counselor, whose services are free. A direct sale is one option among several, and we are happy to explain what it could look like. We are not a lender, a law firm, or a counseling agency, and we encourage you to consider every option.

How does closing work in North Carolina?

In North Carolina, real estate closings are typically handled by a licensed attorney who performs the title work, prepares the closing documents, and disburses the funds. You will sign at the attorney's office or, in many cases, remotely. We coordinate with the closing attorney and keep you informed throughout.
